CONCEPT // CREASE // CODE

The 497 GW Project, located on the edge of Soho, has a new 11-story glass structure folding over a renovated six-story brick warehouse, a PARA-BUILDING. This new typology  was developed as a reaction to the code restrictions of NYC,  the building code is here re-interpreted; the horizontal plane of the traditional urban fabric is questioned by the insertion of a diagonal surface that bifurcates the facade plane.  It integrates the strict building setback codes into the new folded vertical landscape of the glass [west] facade. The crease as mediation and the glass inflections as spatial device allow for slippage between interior urbanism and urban privacy. 

Herbert Muschamp of the New York Times wrote: “ Dubbeldam's new design, her second New York project, is a parabuilding, an addition that wraps around the top and one side of an existing loft structure on Greenwich Street between Spring and Canal.…………… I like these new crystals. They seem ideally suited to a built-up cityscape that is often compared to a natural formation. I particularly like them in the form of parabuildings which fasten upon older structures, as if precipitated there by a dense atmosphere of change. And I suspect that the desire for change will produce even more of these gems. So will new developments in glass technology. These were the same factors that drove the Expressionist passion for glass at the beginning of the last century. It makes good historical sense for architects to revisit that source today.”

SMART LOFT BUILDING // PERFORMANCE

CUSTOM CURTAINWALL  - The new building extension features an innovative folded glass facade, which was custom-designed and manufactured internationally. The crystalline facets of the façade allow for the façade to transform a separative 2D membrane into a 3d glass zone to be occupied and inhabited. A performance analysis resulted in the differentiation between the façade’s vertical steel structure and its horizontal aluminum fins, thus maximizing the façade’s performance and minimizing costs and effort. The further analysis of the façade led to the decision to have the glass panels bent, to minimize forces and create completely transparent seams.  The 3d folded glass façade is a FIRST IN PARAMETRIC DESIGN.  Electronic communication of 3D computer drawings faciltated a collaboration between manufacturers in Barcelona, Hong-Kong and Brooklyn, and enabled  fabrication of the parts straight from 3D files. This eliminated mistakes, and resulted in a perfect fit.

ENERGY EFFICIENCY 

The building’s 25 open lofts offer integrated and recessed smart systems in ceilings and walls; each loft has been wired for sound, internet and heating & cooling systems. Passive solar energy and highly insulated walls provide major energy savings. The building provides state of the art general amenities, such as a shared guest apartment, a gym & spa, and a pool. The wine cellar and screening room further help create a luxurious living environment on the waterfront.
