Our client’s sustainable building strategy begins with re-use: the former Brewster Carriage manufacturing facility is rebuilt into a mixed-use residential and commercial building. The building was literally built from the ground up, by restoring the brick vaults in the cellar and introducing a completely new steel core for the building. 24 spacious new Condominiums with open lay-out and restored cast iron columns created new living environment in Little Italy. The 2 Penthouses have a great connection through glass crystal skylights to spacious roof decks with green roofs.  

 

RECYCLE -  

 

Every opportunity is taken to use materials with a high-recycled content, which are mostly also locally produced.  The challenge was to find ways for these systems to work within the limitations of the pre-existing structure. For example, a vegetated green roof was made possible within the constraints of the existing building’s structural limitations by the application of lightweight soil engineered from recycled PVC. The limited space made available for distribution equipment necessitated the use of a radiant floor heating and cooling system that allows for more even distribution of hot and cold water, at temperatures lower and higher, respectively, than with conventional systems – meaning less energy spent. The green roof and green wall systems lower cooling demands and use rainwater for irrigation –with the added benefit of lightening the load on the city’s sewer system. The roof is also fitted with vacuum tube solar hot-water heating panels, which will provide 75% of the domestic hot water needs to the residences. Blown soybean-based insulation fills every crack and delivers higher R-values, reducing heating and cooling load – while ceiling fans, vent windows and operable skylights create stack-effect natural ventilation. Working together, all of these systems will create a comfortable and energy-efficient environment. -
