V33 - RESIDENTIAL BUILDING, TRIBECA, NYC
[A new façade pattern as optimization.]
CONCEPT - Tribeca’s landmark district, originally a warehouse area, received a new ‘infill’. It was crucial to us not to copy a traditional building, but to focus on the quality of the Tribeca landmarks buildings. Some of the QUALITIES and CONTEXTUAL ISSUES we looked at were:
- Extreme ceiling heights
- Tripartite (three part) façade subdivisions
- Durable, natural materials, typically used in Tribeca
- Façade alignments
The facades of the neighboring buildings vary greatly, so we made the decision to extrapolate and overlay their level changes over our façade, in order to create a pixilated façade pattern. . This now contextual texture of the V33 street facade is developed in a random pattern of translucent stone and glass. These materials allow the façade to constantly change over the course of a day; causing the interior of the building to glow during daytime and the exterior to emit light at night.
OPTIMIZATION - Here the traditional building has been DE-LAMINATED and OPTIMIZED;
- The North street façade is a flat stone and glass pixilation, creating ,
- The South garden façade is more spatial, with large cantilevering volumes and terraces, providing shaded interiors and great outdoor areas.
- The middle of the building, where these two systems meet, we created spatial differentiation, using folds in the floors and ceilings to allow for a separation of use without unnecessarily enclosing spaces.
Towards the street (north façade) spaces compress with lower ceiling heights, towards the garden (south facade) the spaces open up with high ceilings and double height spaces. A fluid continuity is expressed in a random pattern of deep balconies and sunrooms, generating a light but shaded southern exposure.
We don’t consider the V33 Building traditional apartment building, but rather A SET OF STACKED, INDIVIDUALLY DESIGNED URBAN VILLAS. Each villa was CUSTOM-DESIGNED with it’s own authentic qualities and spaces that vary greatly throughout the building. Because of their generous sizes [between 3500 and 5000 SF], large outdoor spaces [terraces & gardens], and sometimes multiple floors, they create IDEAL LIVING ENVIRONMENTS. The fact that interior and exterior spaces flow seamlessly over into each other expresses that idea further.
