Covering 42,000 sf (3,900 m²) of preserved historic structure and 109,000 sf (10,000 m²) of new building volume, 17 John Street is an extended-stay residential development situated in Manhattan’s Financial District and adjacent to the Fulton Transit Hub, tailored to the dynamic population of downtown New York.
The design combines historic landmark restoration with a sleek 10-story "glass crystal" addition. The angled glass massing maximizes urban views and controls solar gain, achieving LEED certification. Custom aluminum facade fins shade full-height glass walls. Their folded forms create a dynamic rippling facade that shifts visually from different angles. Compact residential units are complemented by high-end shared amenities. A rooftop terrace with a swimming pool provides sweeping views of New York Bay.
As one of the United States’ first crowdfunded buildings, the project applies an innovative financing model. Its responsive double-layer facade balances sustainability, comfort, and aesthetic value, setting a new benchmark for urban historic building adaptive reuse.
