Festival City is a 180,000 m² mixed-use urban development envisioned as part of Stefano Boeri’s Tirana 2030 plan for a greener, denser, and more resilient city. Located in Laprakë, the project reimagines the urban block by integrating housing, retail, community spaces, and expansive green courtyards into a cohesive ecological district. Transforming zoning constraints into opportunity, three slender towers rise along the airport road while stepping down toward surrounding neighborhoods, creating a porous, light-filled urban fabric.


Conceived as a livable ecosystem, Festival City balances density with open space, architecture with landscape, and sustainability with everyday urban life.
